Project Overview

Warehouse Construction Contractors was appointed by a private developer to deliver a three-storey industrial unit at Boston Business Park, Trumpers Way, Hanwell, London W7. The project was a full build contract, covering all phases from initial groundworks and substructure through to full internal fit-out.

 

The completed unit provides 21,163 sq ft (1,966 sq m) of high-specification industrial and commercial space, purpose-designed for a commercial end-occupier. The developer subsequently let the completed unit to a commercial tenant.

 

Scope of Work

Our scope covered the entire build lifecycle from the ground up:

       Groundworks and substructure

       Structural frame and superstructure

       External envelope — roof, cladding, and glazing

       Internal fit-out across all three floors

       M&E installation — 3-phase power and gas supply

       First floor workshop and production space

       Bespoke second floor office suite with river views

       Roof terraces and central atrium

       Internal secure car parking (28 metres in length)

       Provision for a goods lift between ground and first floor

 

Key Specifications

The unit was built to the following technical specification:

       Total floor area: 21,163 sq ft / 1,966 sq m across three storeys

       Eaves height: 4.27 metres to the underside of beam

       Internal secure car parking: 28 metres in length

       3-phase power supply and mains gas connection

       Structural provision for future goods lift installation

       Bespoke second floor offices with direct river views

       Roof terraces and atrium providing natural light throughout

 

Project Challenges

The site presented a specific logistical constraint: Unit 11 sits within an existing, active industrial estate. Moving plant and equipment and coordinating materials deliveries required careful planning throughout the programme.

 

Our site management team worked around the operational demands of neighbouring businesses, scheduling larger deliveries and crane lifts outside peak activity windows and maintaining clear access routes at all times. This required close coordination with the estate management and neighbouring occupiers but was managed without any significant programme impact.

 

Outcome

The project was completed within the agreed 14-month programme and delivered within the client's budget of £1.95 million — no overruns on time or cost.

 

The finished unit provides a high-specification, three-storey industrial and office facility in a well-connected West London location, with direct access to the A4 Great West Road, the M4, and approximately 6.5 miles from Heathrow Airport. The developer has since successfully let the unit to a commercial occupier.
