Next is the design and the cost estimation. This includes the frame size, the specifications for the floor slab regarding the racking and the vehicles, the height, and the layout of the yard and parking areas. In most UK warehouses a steel portal frame is used on a concrete slab; we begin from there and make the necessary adjustments according to the way you will use the building.
The construction proceeds in this sequence: groundworks, then the frame, followed by the roof and cladding, and finally the fit-out and external works. Throughout the process, you work with a single team and have one point of contact; unlike the situation where five contractors blame one another when things go wrong.

Distribution Centres

More consideration is needed for distribution centres than for a standard unit because mistakes in this area are expensive to rectify later.
The design is generally determined by the high-bay racking, the height and the distance between the frames being established in relation to the racking and the equipment that is going to run inside it. Designing and building involves taking a project from its initial concept through to completion. We begin by understanding your requirements, then develop the design within your budget and time frame.
Planning is included in the process. Suffolk has a two-tier system, consisting of the county council and the district councils, which look after the various parts of the county. When we are carrying out the design, we determine which of the correct authorities to use. The Building Regulations are incorporated from the beginning, not added at the end.

The A14 sees a great deal of HGV traffic from Felixstowe and can therefore become congested. When carrying out construction work near the port area, it is necessary to plan logistics and site access around the A14, and occasionally reach a formal traffic management agreement with the authority.
In coastal and low-lying areas. In parts of Suffolk, especially near the coast and estuaries, the soil is soft, the water table is high, and there is a risk of flooding. Regarding these sites, additional foundation work and specific drainage or flood-resilience measures will need to be addressed at the design stage.
The fact that the area is rural and the distances involved. Since Suffolk is a large and rather rural county, certain sites are situated away from the main routes, which affects access, available services, and the logistics involved in the building process. We are planning for this.
